The Gold Coast

Post by jackie f taylor »

I have to speak up: Lakewood and The Edgewater Neighborhood, the most "BEST KEPT SECRET" location in all of the western reserve, On the lake, Edgewater Park, Lakewood Park, oh my, SHOPPING. DINING, CLUBS, cruising, close to downtown, casino's, what more could you ask for? Pole Dancers? No spot in Cleveland has what we have... LOCATION. The new investment coming at the historic Clifton Boulevard & W 117th intersection, that's so hot, I hope I live long enough to see it. This area could be and it should be as fabulous as any spot in Cleveland, OR ELSEWHERE and better.

I remade an apartment, top to bottom, rent was $500.00 a month, now I get $1200. what? folks, redo your properties, you want the best tenants? your not going to get them with $600.00 a month rent. Spend a few bucks, design your units, make them unique, desirable, in demand, new everything, REMEMBER, " A VINE OF WEEDS BARES SOUR FRUIT" MAKE YOUR PLACE better than all the others, I want tenants who are exclusive, infamous, and are respectful, reliable and dependable, not the average trash, just to get $600.00 a month. I'm just saying. Make Lakewood Great Again. Consultations are free, on site by appointment, FREE CONSUTAIONS? YES.

Properties, businesses all along Madison look like " pole dunk", not all of them, but more do than not. The avenue should be completely renovated, back to original as much as possible, whatever can be done, make them so attractive, so unique and quaint, the prospects will be knocking your door down, charge higher rents, everyone does better. LOW RENT = LOW CLASS. invest, make money, improve, it will pay off.

no, too busy running from the grim reaper. but really, I am living proof, the better your property, the more you can get, keep a dump and you get trash. I don't want trash. I don't want headaches. I want the cream of the crop, and that's what I get. anyone can get it too, IMPROVE. MAKE IT THE BEST, LIKE IT WAS YOUR OWN HOME.

when PROSPECTIVE APPLICANTS COME A CALLING, they remember my unit, because it is outstanding, compared to the others they looked at, mine stands out from all the rest, I give them every amenity, they can't pass it up, compared with the other dumps they saw. a win win. LAKEWOOD WAKE UP, the fruit is ripe. I know, sometimes you look at your place and think, nothing can be done to make it better, your wrong, anything can be done to make it fabulous, a little money invested and some fresh ideas, bingo. your a winner. bottom line, I don't want to have to paint and replace carpet every time someone moves out, it is as fresh as if it were just done. from $500.00 a month to $1200.00 a month, what are you waiting for? consultations are free. call me. if your place is better, it is competing with mine. I want the doctor, the lawyer the professional. not the desperate looser willing to give you 2 month rent before hand, what happens after that? eviction. make your own bed. I made mine and it is soft, warm and sweet.

Your not alone Kate, most tenants don't care about how clean the carpet is, or how nice & clean the appliances are, pealing paint, light bulbs burned out, functioning window blinds, clean toilets, sinks, yards, quiet neighbors, no one want to pay to live in and maintain a clean safe environment, where there neighbors are trustworthy, respectful, and decent, a place that is property is maintained, who wants the landlord coming around all the time, telling me to take the trash out, or to end the party at 10 PM, complaining about my barking dog. Please.

Who in their right mind would want to pay $600.00 a month for rent and be expected to live under those conditions?

The worst neighbors we have ever had in Lakewood were the infamous traders that lived across the street in a very well-maintained double. They all drove BMWs, were very well-dressed, and the most obnoxious, inconsiderate group of people. The way you equate being of low income with being trash is why I don't care to live in your Lakewood. Some of the best people I know in the city are of limited means. They have worked in child and eldercare, both being very low paid professions, and rent homes and apartments and keep them well-maintained and have landlords that keep their rents low to keep them as tenants.

I understand keeping up your property and all but you want infamous tenants?

Really?

If I were a landlord, I would certainly pass on infamous!

Respectful, reliable and dependable, YES, but infamous, NO WAY, not in my building!

Surely you jest.

I sincerely apologize, a real bad choice of words. infamous, exclusive, no, that's not what I meant, I intended to say, I want tenants who are responsible, respectful, considerate and appreciate where they live, and their neighbors, respect the conditions of the lease. Find me those applicants, and I'll welcome them, and show my appreciation,. I'll make there living experience very pleasant, just don't destroy the place. Where are those applicants who want to make a home for years to come,? Not a transient for a year, then you move on. find me that tenant..

I'm tired of replacing carpet, painting, patching holes in the wall, fixing stuff, cleaning, after just one year? The deposit doesn't cover the restoring that needs to be done. Not to mention the complaints from neighbors, the police and housing court. Those are the type of applicants I get for $600. a month, even at $1,000. But more problematic at $600. than $1000.

Everyone who applies, by Lakewood law, Federal laws, if they pass the background check, the credit check, criminal, all of it, you cannot deny occupancy. Doesn't guarantee the tenancy will work out. But I have a better chance of being happy with $1000. a month rent, rather than $600.

So if I invest a couple thousand bucks to renovate, in the hopes of getting a better tenant, what's so wrong with that? The $600. a month tenant is not working out.

Imagine: If my place is worth $2000. a month, plus deposit, the prospects are more in my favor that I will get a better occupant, as opposed to the tenant who can afford $600. a month, anyone can put that together. What do you want? $600 a month with headaches, or $1000, with hopefully less headaches? Who out there wants less? Kate? Cameron? Mr. Fitzgibbons? Who? Tell me why less is better than more better everything? No offence, I'm just asking for your opinion.

Pretty sure no one criticized investing in your property, or charging commensurate rent.

Well according to some of the responses, I sound like Hitler or the Grinch of Christmas, just because I want to entertain the best tenants, I will renovate to the Max, charge more rent, keep everyone happy, and me. Or maybe I should rent to every Tom, Dick and Harry that applies, right next to you, then don't call me crying to me about how your neighbors are living. $600.00 a month, good luck...

$600, a month, that's young people moving out of their parents house, or thrown out, just like their buddies, all in the same boat, a bunch a roomies, sharing the place together, sex, drugs and rock & role. That was fun back in the day, but not now. If I'm not invited, it's not happening, I'm just kidding, but I'm NOT TAKING THE 1ST $600. that comes down just to have it occupied. That's just me. You do what you want, have who you want, it's your bed, and it's your neighborhood. Help it or hurt it, your choice.
