Foreclosure Sales - Ninety Day Picture
The Cuyahoga County Sheriff's department lists the up coming and recent foreclosure sales. It is a good snap shot of the market.

Here are a few highlights:
Rocky River: 19
Lakewood: 100
Fairview 21
Westlake 33
North Olmsted 45
Euclid 247
Lakewood real estate seems to be holding up pretty well. There are a lot more housing units in Lakewood than Fairview or North Olmsted.
It is a terrible time to sell but a great time to buy!!

I heard RR was more around 30 now for Sheriff's sale. Is this number really accurate for Lakewood? The site lists many of these homes as "withdrawn" from foreclosure or sold. Does that then change the number or are the sold ones sold from a sheriff's sale? The withdrawn ones I am guessing got other funding or something.

The numbers are for those listed in the 90 day report issued by the Sheriff. The number 19 is correct for the current period for Rocky River. The lisings are not in numerical order so you can't start at the top number and subtract the bottom number. You have to count the listings.
Most solds look like bank purchases. Withdrawn may mean the bank wised up and decided to cut a deal with the homeowner. How many homes does a bank want to own?
It is a great time to buy!!

I know I should have waited a year and a half!!! I could live near the Lake if I waited!!! Oh well. Is the reason National City is losing money is because of foreclosures? How can a big bank be losing money otherwise?

it would be good to know what the average amount of time each city's foreclosed homes had been owned before the owners fell into foreclosure. And what tier of purchasing prices those homes were bought in.
