I wish they would just tear that building down and start over...it is such an eye sore. Does anybody know if Giant Eagle still owns the building? I haven't seen any for sale or lease signs on it yet. Maybe the city can take it from them?! I'm not a fan of Giant Eagle as you can tell! haha!

No, they don't own the building. I believe the Regos still own it.

Eric,

P & P REAL ESTATE LLC bought the property from Rego Realty in May for $2,900,000. I was checking to see how many parcels there are on Parkhaven and noticed the sale. The county auditor's site indicates there are four parcels associated with the sale.

I've always thought that the old Giant Eagle would be a possible area to assemble a large parcel of land for development but Parkhaven is right there in the middle. I've often wondered that if Parkhaven were redirected to either Bunts or Robinwood you could combine the parcels on either side of Parkhaven into a more developable piece of property that runs continuously from McGorray's to Bunts. But I'm not sure the residents of Parkhaven would appreciate that idea.

Interesting update, thanks! I wonder how much longer it's going to sit vacant until a new plan for it is ready?

It will be a Gold's Gym, some street level retail, some upper level condos.

I've heard this rumor since early this year. Any word on when the construction will actually start? It's a great opportunity for that corner of Detroit.

I believe the City is negotiating with the new owner and is asking them to increase the parking. Any new development with substance will need additional parking. The Winking Lizard, AT&T, and Giant Eagle parking lots are often filled to capacity. Look for multilevel buildings with mixed use for business and retail. Like Jeff said, condos too.

Construction will not start until negotiations are finished with Lakewood. Then the owners will need to go through the City’s Architectural Review Board (ARB), the Planning Commission, and Building Department for permits. This project will probably be a “Planned Developmentâ€Â￾.

P&P REAL ESTATE LLC is headquartered in Connecticut and is also developing a Gold’s Gym in Liberty Township, Ohio.

The parking lot next to Hixson’s Flowers has one of Lakewood’s gas wells that still produces natural gas. What a GAS, P&P is already making money on their investment.

It is great to see out-of-town developers investing millions of dollars in Lakewood. It’s too bad some people on the Deck only see what’s wrong with Lakewood instead of what’s right.

...so, the new real question is whether Gold's Gym will play 80s music and host garage bands. Mullets are out in favor of those zebra striped parachute workout pants--everybody wins.

It will be interesting to see what is planned. I was originally hoping the Rego's would move in there, as I am not fond of Giant Eagle and currently drive down to the Rego's in Kamm's Corners, or to their smaller location if I do not need so much.

This is one example where redevelopment makes sense. The building is a big box. Only other grocery stores, or big box stores could move into it. Most would probably think it is too small for their needs. There is not much else that can be done with it and has been empty for awhile in contrast to the Drug Mart plaza which is full, and can be updated to various types of business needs.
