McDonald's on Detroit one step closer.

Lakewood Architectural Review gave conditional approval to McDonalds plans for a building to replace the Detroit theater at their meeting last night. The building itself is similar to their Crocker Park location in Westlake. It will be located at the southwest corner at Woodward with a 5 foot setback. One driveway will separate it from UDF, and three driveways discharge onto Woodward. Greenspace will be incorporated to the south of the building. Local residents expressed their concerns about traffic, hours of operation, sounds from the drivethru, and grease smells. Assurances were given by McD's officials that all of their concerns have been and will be addressed. In addition, the city states that they will have some continuing pressure over McD's through zoning. Apparently, the southernmost 70 feet of the property, the parking lot of the theater, is zoned residential. A conditional use variance will be granted to McD's, but can be revoked at any time.

It would seem Lakewood has let a great bargaining moment go wasted. They could of paused
on the residential property and told Mickie's D. We nee better architecture than Crocker Park
big box mediocrity. We need something that fits here, just like their project did there and
elsewhere. But the fact is, many in this town are dying to be just like Crocker Park. So
they probably wet themselves over getting the same design. Who cares if it fits in, it is just
like Crocker Park!!!!!!!!!!!!!

No vision, low self esteem, no balls.

The most common concern voiced during public comment at the Architectural Review Board meeting last Thursday was traffic impacts. Many residents of Woodward are particularly concerned, given that the current site layout has an entrance/exit and the only drive-thru exit on Woodward. A group of Woodward residents met to discuss this concern and others on Sunday night, and came up with this petition:

The proposed McDonald’s development at the southwest corner of Detroit Avenue and Woodward Avenue in Lakewood, Ohio, will impact the public safety in our neighborhoods. Residents are concerned specifically about how the development will increase vehicular traffic, create traffic bottlenecks, and affect pedestrian traffic.

We, the undersigned, as concerned Lakewood citizens, respectfully request the Mayor’s Office and the City Council of Lakewood, Ohio, to act now to ensure that a traffic study is completed for the proposed McDonald’s development before any further council or commission action is taken by the city concerning this development. This traffic study must incorporate an area at least five hundred feet from the property boundaries of the proposed development and include the following measures: vehicular and pedestrian traffic volumes, all commercial and private entrances and exits, gap analysis, traffic signal warrants, and twenty-year traffic projections to ensure the proposed development has minimal negative impacts on public safety. We also request that our elected officials meet with us after giving ample notice to discuss the results of the study and any action the city will take to address public safety problems uncovered by the study. We request this meeting be held at least two weeks prior to any further council or commission action taken by the city concerning this development.

Was having some lunch with people working for the county. They were all pretty worked
up over losing the Detroit Theater, to McDonald's all had very fond memories, none of them
live in Lakewood anymore.

Is this truly an objection on a possible increase in traffic or is it just not wanting a McD's?

I ask because wouldn't any new popular business in that area (even if a better / remodeled theater) increase the traffic?

Or is it a complaint on how McD's proposes to route the traffic :?:

I can only hope, when taking down the Detroit Theater, whatever can be salvaged, saved, reused into other projects, homes, business, IS SAVED. EVEN THE EXTERIOR SUB WAY TILES, SAVE THEM, PUT THE OLD TICKET TAKER WINDOW IN THE NEW MC DONALDS, I would love to HAVE ACCESS TO THE seats, hardwood floors, DOORS, BATHROOM FIXTURES, WINDOWS, artifacts, ANYTHING THAT COULD BE USED, have a community salvedge sale or donate to HABITAT FOR HUMANITY" AT WEST 110TH AND BEREAU ROAD. keep the Detroit Marquee sign for the new Mc Donalds... SAVE USA jackie
