Two are coming off because I rented mine pretty quickly. For my business plan it is much better to go with that guaranteed ACH each month then to chase people down and finally evict them after not receiving rent for 5 months.
what happens to a dream deferred .......

maybe it just sags like a heavy load
or does it explode ?

Must be your screening process. I have been renting for over ten years, never had one late rent payment(5 days) yet.

Getting ready to put a house on the market again, though we do have a list of people wanting in.

Last two renters offered their security depositis to help pay for some stains on the rug.

Would love to sit down with you and see if we can turn your luck around.

Wow!
If you want to know why Section 8 thrives in Lakewood, Mr. Lay has given us Exhibit A.
$1200 for a duplex on Ridgewood? Almost $1000 for the top of a double on Jackson? Are you kidding me?
Sounds insane right? But remember that Jackson is less than 1/2 mile from the Carlyle where rents can easily go for twice that. Hence "fair market rent'

I noticed that some cities are not even search options -- Westlake, Avon, Avon Lake for example. Rocky River gave me only 4 results.

I think it's Cuyahoga County only...I found that on the CMHA website.

I forgot that Avon & Avon Lake were in Lorain County -- however, Westlake's in Cuyahoga and it's not even on the list. It seems that the only city with more available Section 8 properties is Cleveland Hts with 38.

Maybe Westlake doesn't have any vacant Sec. 8 property?

The list is just currently vacant properties...

Correct. Perhaps when a section 8 property in Westlake becomes available, Westlake will be added to the search options on this site.

I can't help but wonder though, why are Cleveland Hts and Lakewood yielding such high numbers for available section 8 rentals? Is it because there are more Section 8 apartments, or is it because the rate of turnover on these units is high in these cities? Or perhaps, there are other available Section 8 apartments and they simply aren't registered on this site?

Its entirely possible that yes, Westlake doesnt have any Sec 8 properties. The market allows Westlake property owners to get a fair price from quality tenants without going Sec 8. That is 100% the landlords call.

Properties go Sec 8 because the landlord can get GUARANTEED money, usually above and beyond what the market will provide. Properties and owners would prefer NOT to do Sec 8 by and large but in a weak rental market many feel they have no other choice.

So, Westlake and other cities with a low number of Section 8 properties are having success in a weak rental market and the cities with high numbers are not successful? Why? If the number of Section 8 rentals is a measuring-stick for a successful market, what can we do to improve the market in Lakewood?

True story.

My friend went to rent a smaller place. Saw a nice bottom of a double on Halstead, talked to the landlord and he agreed to rent to her. The fair market value for this unit was $650.00. It is a 2 bedroom, 1 bath unit. She is an excellent tenant, pays rent on time, maintains the property impeccably and has a decent job.

The next day, right before she was leaving to go pay the security and sign the lease, the landlord called her and told her he was going to rent to a section 8 recipient because he could get $1,000.00 for section 8.

Don't get me wrong, I think section 8 is a wonderful opportunity for economically disadvantaged families to rent in a nice area. However, if section 8 pays higher than fair market value, the money is being misspent. This also skews the market so that well qualified tenants are pushed out because of monetary considerations.

Section 8 recipients are being short changed because the money is being squandered by overpaying for units. Regular applicants are being short changed because they are being priced out of the market. Unscrupulous landlords are profiting from a program originally intended to level the playing field.

Something to think about.

That's absolutely absurd!! It's sickening that the system is once AGAIN being abused and misused.

Well this is clearly a CMHA issue since its their job to administrate Federal Sec 8 money.
