I originally posted that the Dollar Tree "may" be interested in the Medic site because Dollar Tree anticipated being able to simply take over the Medic space with small modifications. After a visit from the Lakewood Building Department the Dollar Tree is looking at at least $100,000 in renovation costs.
A common complaint about Lakewood made by potential tenants is that if you occupy a space for years and do absolutely nothing, if you let the space deteriorate, the the City will leave you alone. If you want to remodel or put the space to new use the City will make your life miserable.
There should be a balance between strong building code enforcement and economic reality. The Building Department must enforce the codes as they are written. It is up to management to examine those codes or to offer some kind assistance to potential tenants or investors to make the process less onerous.
